Types of Ottawa Condominiums

 Types of Ottawa Condominiums

A condominium or condo as it is commonly referred to, is considered a type of real estate property. Unlike other types of property, this is differentiated by the fact that some of the property is owned and shared at the same time. While the home may be your own, other features such as lawns, parking, back yards as well as recreational areas are shared amongst the residents. This is the reason condominiums in Ottawa are a more affordable option for owning a home. However, when you are looking for an Ottawa condo for sale or Ottawa condos for rent, what exactly are you looking to find?

While there are endless listings to look at, many individuals end up confused on what exactly they are looking for. Every time you ask to view condos, you will notice something different. You need not worry about this as all the listings under condos are still condos despite their differences. While all condominiums look towards achieving similar housing objectives, it is important to know that there are different types of condos in Ottawa.

It is important to know that there are quite a number of condo communities. The most common type of condos is those that are attached. They tend to be more affordable and most basic amenities are close  to all residents. Other types of condos include those that are freestanding and are normally confused for the stand alone houses. The less common around the region are the townhouse or row house, condo apartments, high-rise or low-rise, triplexes as well as semi-detached condos.

While looking at the type of condominium to go for, some are designed to meet the objectives of a given lifestyle. In Ottawa it is important to look at whether the condos are attached or detached.

Attached Condos
Attached condos have more than one unit in the same building. This number may go up to hundreds of units within the building. In addition, this building does not have to be one in the secluded area. While you get a title deed for your individual unit, you are purchasing every other feature within the condo walls. You will gain access to shared units such as the parking, roofs, hallways as well as community areas. Because these are shared, you have no share in their maintenance thus leading to the involvement of the home owner's association who clean and maintain these areas. This type of condo has gained favor with commercial condos in Ottawa.

Row Condos
These condos are more specific to you as the owner. What you seek to own is outlined in your title deed. Other than owning the unit, you may also own the surrounding. For example, your condo can come with its own yard. However, you will be limited on what you can do with the yard. This type of condo is more private as compared to attached condos as there is more space between one condo to another.

Site Condos
If you are looking for a condo that will give you full ownership of the unit plus everything that surrounds it, then a site condo comes in handy. This comes with fewer limitations if any and you manage what goes on around it.
