Your Rights as a Condo Owner in Ottawa









As the owner of a condo in Ottawa, there are specific rules and regulations that govern the ownership of condos in general. These rules and regulations have been provided for by the condo Act. The following are the key rights that come with condo ownership:

A right to vote at owners meetings
There are a number of meetings that owners of condominiums in Ottawa are called to attend. The annual meeting is a must as it outlines the way forward in the running of the condo. In an effort to ensure that decisions are made to serve the majority, every owner who is present has a right to vote. The majority vote passes the motion and the terms are indicated and will apply to all condos even for those who voted against. Keep in mind that though the owners have the final say, the condos are run by managers and/or lawyers.

A right to elect board members
The owners of condos are managed by the condo management and not their specific owners. The owners need to assign this responsibility to the right people. This has led to the inclusion of a board of directors. This board is not just approved through accepting some paperwork like it is in job interviews. The condo owners come in and take a vote to elect the best suited candidates. This is their right which ensures they act as one body.

A right to review corporation records
Condo sales in Ottawa are taking different turns in the market and the Ottawa condo for sale tend to have price fluctuations. It is therefore important that they are in the know how of how the prices are indicated. They have a right to access any condo records including the financial statements or previous meeting minutes. The only condition is that you put your request in writing and within the required notice for the documents to be availed.

A right to request for an owner's meeting
Condo owners are many in Ottawa and sometimes, there is need to hold a meeting before the set date for the annual meeting or after in the event that there is reason. Rather than wait for the next annual meeting, you as a condo owner have the right to request for an owners meeting. While in the meeting, you can also make an addition to the day’s agenda.
 
A right to act lawfully
Sometimes, Ottawa condos for rent can be devastating when a resident is not making payment as agreed upon. Rather than take the laws into their own hands, condo owners have the right to get a court order that will aid in the process. You can also take a court order to tie the corporation on taking up certain duties as per the Condominium act.

A right to remove a director from office
By taking on a majority vote, condo owners in Ottawa can vote out a director from the board.
